Property management in the Washington, DC Metro Area is not simple.  It requires effectively marketing to demanding and culturally diverse tenants while simultaneously navigating a city bureaucracy that rivals that of any third world country.  The cost of doing business in DC is inherently expensive, but a property manager must control costs.  The complexities of numerous jurisdictions represent a minefield of legal and regulatory issues, but a property manager must avoid fines and legal expenses.   An effective property manager needs to provide “white glove” professional service to attract and retain the best tenants while simultaneously being prepared to “take the gloves off” to protect your property and deal with tenant conflicts and evictions in the most tenant friendly housing courts in America.

Peabody Property Management was created after several property owners approached us with service needs that had not been met by other property management companies in the area. The sad reality is that most property managers are “fair weather friends” who are unprepared to handle the more challenging aspects of the business.  In essence these “property managers” are eager to sell their services, but quickly lose interest in their clients when challenging problems occur and an experienced property manager is needed.  Many property managers are real estate agents with no genuine interest or experience with property management who merely offer management services as a means of generating sales leads.  Many of these “managers” do not even have direct experience managing evictions, rent-control filings, city inspections, code enforcement issues, significant repairs, renovations, 24/7 emergency coverage, section-8 tenants, debt collection, insurance filings, or other services that actually require industry knowledge and local connections.  These more challenging services require hard work and planning to provide, but are critical to long term success.  Not every property will require Peabody Property Management’s willingness to handle whatever problems arise, but every property owner needs the security of knowing that this level of support will be there if needed.
