Sometimes working for our clients is not enough.

Peabody Capital Partners was set up to accommodate situations in which taking a direct equity interest in a building or project is the best option for achieving success.  There are situations in which maximizing value may require more capital or resources then our client can support.  In these instances Peabody Capital Partners is there to ensure success.

In some cases we will provide free management services in exchange for a portion of future revenue or an ownership interest in a property should agreed upon financial milestones be met.  In some cases we can provide direct capital infusions if an arrangement can be reached that works for all involved. 

We assist property owners access additional capital through connections with 3rd party investors.  We assist investors interested in purchasing distressed properties.  We also assist investors with less conventional investments such as lending to distressed property owners in need of capital and purchasing existing liens on properties. 

It should be emphasized that partnership arrangements do not have to involve distressed properties or clients with limited financial resources.  In fact the most successful endeavors will likely be those in which our primary contribution is what we do best – manage real estate.  Some investors understand that partnering with a capable management team in their best guarantee of long terms success and actively seek equity partners who will serve as active managers.  We are always happy to speak to such individuals. 

Peabody Capital Partners also handles “outside the box” management arrangements.  A key to our success is locating our employees and contract workers strategically around the city so that there is always someone close to the properties we serve.  Peabody Capital Partners handles any arrangement in which a client provides the use of an apartment for one of workers in exchange for a discount on the services we provided.  These arrangements can be especially beneficial for large multiunit buildings where our onsite personal can also serve as onsite superintendants providing the highest level of service.

All situations are unique and can only be discussed on a case by case basis, but we are always happy to talk to anyone with an open mind.  While we are very selective about the business ventures we enter into Peabody Capital Partners believe that part of good business is to discuss any and all options with potential clients and investors.
