The key to successful property repair, maintenance, and renovation is getting the right people on site quickly and efficiently with a high level of accountability.  Peabody Maintenance was built for this purpose.  Peabody Maintenance is largely a technology company combining the strengths of automation, artificial intelligence, and communication technology to maximize the efficiency of our in house personnel and an ever growing network of contractors and service professionals.
Our in house staff can handle common simple jobs such as cleaning apartments, painting, snaking drains, changing locks, and basic repairs.  Jobs requiring more advanced skills or are outsourced to our network of independent licensed contractors.  This is done using a sophisticated, largely automated system designed to maximize efficiency and minimize cost for the benefit of everyone involved.
Every tenant in every building has an individual log in on our web site that allows him or her to place a service request 24 hours a day 365 days a year.  These service requests are then instantaneously routed through a proprietary system to the plumber, electrician, or other specialist in our network who is best suited to the particular job based on skills, past performance, and availability.  Both the technology and the relationship building that went into this system are substantial and ever improving.  A lot of planning, trial and error,  and investment has been made, and continues to be made to provide highly efficient and best price service on all jobs and 24/7 coverage for emergencies. 

At the core of the system is a database containing information on the properties we manage and the contractors in our network.  This information in conjunction with mapping technology and electronic schedules updated in real time is used to match the best person to each job.   Each job is electronically tracked and invoiced and can be monitored online by the tenant who placed the request as well the other interested parties such as property owners, coop and condo boards, etc.  Programmers and networking engineers on both US coasts and professionals at an overseas call center all work together to make this happen.  It is a technology platform that we are proud of.  However, for our clients, the most amazing thing about this system is not the technology, but the results.  We can provide a higher level of service for our clients while actually saving our clients money.  In exchange for being part of our network all of our contractors have agreed to predefined service standards and reduced fees which are then passed on to our clients.   This arrangement has proven to be a win-win for all involved.
