HEATING & VENTILATION
Type - forced hot air by natural gas, furnace located in the basement.
Furnace - 100,000 BTU- Over 90% efficient with direct vent, PVC flue and condensation drain.
Thermostat - one (1) located on the first floor depending on floor plan 2 zone depending on floor plan purchased- location will vary per the house model.
Supply Duct Work - all lines will be rigid galvanized steel with insulation & flex duct, air flow control dampers for each line, floor or wall registers on first and second floors in each room as required.
Central Air Conditioning is standard in all homes
Note: actual supply and return sizing, layout, location of the thermostat, and location of supplies and returns will be determined by the heating and ventilation subcontractor and will vary per the house model.

APPLIANCES
Builder will supply and install an appliance package consisting of the following appliances:
Gas Range –Dishwasher- Microwave (Builders Appliance allowance $1,200)
ELECTRICAL
Service - 200 amps with circuit breaker panel located in the basement and individual house meter.
Exterior Fixtures - four (4) total - two wall lights besides the garage door, one (1) wall light at the deck door, and one (1) surface light above the front entry door. Exterior Outlets - two (2) weatherproof with covers, one located in the front of the house and one at the deck.
Switches & Outlets - pure white, located per code, GFI outlets where required.
CATV & Telephone – all bedrooms, living room and family room (when applicable) will have RG6 CATV and CAT5 telephone - locations per Buyer or builder.
Junction Boxes - three (3) located in the Foyer, Kitchen and Dining Room. Note: Buyer to supply fixture and pay electrical contractor to install.
Ceiling Fan Box – pre-wiring for one (1) located in the Master Bedroom. Note: Buyer to supply fixture and pay electrical contractor to install.
Recessed Fixtures –(7) - white bezel with black baffles - Kitchen (5), Living Room (2)
Switched Controlled Outlets - located in upstairs bedrooms where applicable.
Fluorescent Strip Lights - located in the Master Bedroom walk-in closet & Laundry room.                                                                                                                    Bathroom Strip Lights - one (1) per bath - exposed bulb, chrome finish, sized by Builder.
Combination Light/Exhaust Fan - one (1) per bathroom
Bulb Lighting - located in the garage and basement - quantity determined by Builder.
Electrical work will be in accordance with all applicable electrical and building codes.

FIRE AND SAFETY
Ceiling mounted hard-wired smoke detectors with battery back up located throughout the house per the building code for the City of Nashua, NH.

LAUNDRY ROOM/CLOSET

Laundry room/closet located on the first floor per the floor plans.
Connections for hot and cold water with shut-off, stub for gas dryer, 110-volt outlet for washing machine and exterior dryer vent.
Buyer will purchase its own washer and dryer and pay the cost of hook-ups for same.
