EXTERIOR DOORS
Front Entry - Therma Tru or Equivalent Steel Insulated Exterior 3’door with two (2) 1'-0" half view sidelites,Schlage front entrance handle with separate lockset in polished brass.
Trim - 1"x4" casings in white aluminum.
Paint - front entry door will be painted with one coat of primer and one coat of finish.

EXTERIOR WINDOWS
Exterior windows will be in white vinyl clad, will pop out for easy cleaning
Window frames and sash (interior and exterior) will be white vinyl clad.
All casement, stationary, and double hung windows will have double pane insulated glass. Double Hung windows will have 6/6 typical pattern.
Window sizes will vary per location and house model - Buyer should consult the floor plans or Builder

DECK
Size - 10'x12', height determined by lot grade, location per the floor plan.(Steps to grade are optional)
Railings - decorative top rails, square posts & balusters and decorative post caps. All materials covered in white vinyl. Engineered Deck Material

INSULATION
3.5" R-13 Fiberglass insulation in the stair wells
6" R-19 Fiberglass insulation in the stair treads, exterior partitions, garage partitions, and basement knee walls, if any.
9" R-30 Fiberglass insulation in the garage ceiling, and second floor ceiling. R-19 Basement ceiling. Proper vents in vaulted ceilings as required.
TYVEK or equivalent vapor wrap on all exterior walls.

INTERIOR TRIM
Baseboard - 3-1/2" colonial - all areas.
Window and door casings - 2-1/2" - all areas.
Basement stairs - plywood risers & treads, hand rail per code
First to second floor stairs - plywood risers & treads, oak handrail, pine skirt boards.
First to second floor stair system - sheetrock half walls with a "nosed" pine cap with base molding between the sheetrock and cap.
Pine trim will be paint grade (fingerjointed), oak trim will be stain grade.
Buyer should refer to the floor plans for the layout of the stair system and half walls.

INTERIOR CEILINGS
Basement - ceiling height of approx. 7'-6" - excludes carrying beams and ductwork.
First Floor - ceiling height of approx. 8'-0" (areas with vaults will be higher).
Second Floor - ceiling height of approx. 7'- 8' (areas with vaults will be higher).
Finish - ceilings will be random rolled textured
Raised Ceilings - vaulted and cathedral ceilings in certain models per the floor plans.
