INTERIOR WALLS
2"x4" wood studs @ 16" o.c. (typical) covered by 1/2" sheetrock.

INTERIOR DOORS
Style - six panel, smooth grain, hollow core masonite doors
Door Hardware - Schlage door knobs in polished brass with brass hinges.
Privacy Lock Sets - button lock doorsets for all bathrooms.
Buyer should refer to the floor plans or consult the Builder for the various interior door types.

INTERIOR FINISH
Walls - two (2) coats of flat latex paint.
Interior Doors - one (1) coat of semi-gloss latex paint.
Pine trim - two (2) coats of semi-gloss latex paint.
Oak trim - two (2) coats of clear polyurethane.
Buyer will select one (1) interior wall color from the Builder's samples.( Builder standard is an off white interior wall color. Color change is optional)
Materials which come pre-primed may require only one (1) coat of field applied paint.

FLOOR COVERING
   Flooring allowance of  $7,500+$250 for tile around fireplace=$7,750                                               Hardwood flooring or Ceramic Tile - installed in the foyer & master bath - please see   Builder's samples for standard selections. Linoleum installed in the kitchen & main bath
Carpeting - installed in all other areas except the basement, garage and attic
Padding 6# - installed under carpeting
Linoleum, ceramic tile, and carpet selections will be made from Builder's samples.
Buyer should consult Builder for the layout of the floor covering in each house model.

CABINETRY- COUNTERTOPS
            Cabinet allowance $8,000
Style – Maple Cabinets are standard, other options are available from builder selection.
Hardware - operable drawers and cabinet doors will have polished brass round pulls.
Standard Formica Countertops will be either Formica, Pionite or Wilsonart brands. Granite or Corean Countertops are optional through builder
Colors - to be selected by Buyer from Builder's samples.
The half bathroom will have a pedestal sink in lieu of a vanity.
Buyer should refer to the floor plans for the layout of the kitchen & bathroom cabinetry.

PLUMBING

Half Bath - one (1) water closet and one (1) pedestal lav.
Main Bath - one (1) WC, one (1) drop-in lav and one (1) bathtub/shower unit.
Master Bath - one (1) WC, two (2) drop-in lav, one (1) Separate shower unit or spa per plan.
Kitchen Sink - Double bowl in stainless steel. Garbage Disposal
50 Gallon Hot Water Heater with power vent.
Two (2) exterior frost-free faucets.
All fiberglass and porcelain plumbing fixtures will be white.
