worthy home builders and commercial borrowers. Our staff has years
of commercial lending experience and can make the process easy
and efficient for you.
The types of loans considered include:
- Construction Loans - Individual
home construction loans available to established, credit worthy
builders. Homes should be pre-sold prior to commencement of construction.
Easy 6 step disbursement schedule. No inspection fee if schedule
is followed.
- Land Development Loans - Loans
considered for small (2-10 lots) subdivisions for established
and credit worthy developers. Sizable land down payment required
and a percentage of the homes should be presold.
- Loans for Multifamily Property
- Loans considered for the purchase and/or rehabilitation of
properties containing more than 4 residential units. Borrowers
must have experience owning and managing these types of properties
and the cash flows from the properties are expected to cover
the proposed debt service. Maximum loan to values of 70%.
- Loans for Other Types of Commercial Property
- The Lowell Five will consider loans secured by other types
of commercial property on a case by case basis to established
and credit worthy borrowers. These loans will typically require
at least 30% down and a recent satisfactory environmental study.
