Elevator Service
· One (1) 10,000 lb. capacity hydraulic service elevator provides service to all three floors and will reach the roof.
· Three (3) 3,500 lb. capacity passenger elevators provide service to all three occupied floors.
Power - Main Building Services
· Boston Internet City will receive power from Nstar Electric via 2 - Primary 15kV Customer Station / Switchgear Units.
· Each Customer Station will accommodate 2 - 13.8kV DSS {Distribution System Supply} lines capable of supporting 10 MVA per circuit.
· Each Customer Station is designed to support 6 Tenant positions / feeder breakers.
· Each tenant position {Circuit Breaker} has been engineered to be allocated for 25,000 Ft.2 of rentable space capable of accommodating a single 4,000 Amp, 277/480V,
3 Phase service. {approx. 85 watts psf.}
Power-Base Building/Tenant Distribution
· Three (3) 3000 KVA unitized Substations with transformation and 4,000 amp secondary distribution switchboard will be provided.
· Three (3) 1000 A and one (1) 2,000 A vertical bus risers or similar distribution capacity to be determined by landlord to serve lab/R&D users.
· A Rooftop substation will be provided to service roof top mounted air handling units and other equipment
Emergency Power Back-Up
· Property is permitted to house up to fifteen (15) 2000 kw diesel generators.
· Fuel storage is permitted for three (3) 25,000-gallon underground diesel tanks, for a total source of 75,000 gallons. Building will be provided with 500 kw life safety generator.

Riser Capacity
· Multiple base building risers are available to support HVAC, plumbing, power and data distribution.
Plumbing

HVAC
· HVAC system as anticipated will support either condenser water or chilled water system. Penthouse is designed to accommodate 4500 ton centrifugal chiller capacity with a per tenant primary and secondary chilled water and condenser water pumps.
Alternatively system as anticipated will support r cooling by eight (8) 200 ton evaporative cooled roofing (RTU'S) units. Each unit will have 100,000 CFM capacity with a minimum of 65% outdoor air capacity. Hot water heated by (3) 500 hp gas fired boilers distributed to RTU's and capped and valved at each heater for tenant connection.

· Gas fired heating and electrical DX cooling package rooftop units to heat and cool the toilet core, common areas and lobby. Toilet exhaust system.
Disaster Compliance
· The entire structure will be served with a wet sprinkler system. System may be modified with a dry preaction system supplemented with a FM200 system.
· The finished structure will be in compliance with local seismic, weather and natural disaster codes.
Fiber Connectivity
· Situated on major fiber optic local and long haul loops.
· Multiple providers and points of connection located in the building.

4. Parking/Transportation/Logistics
Parking & Transportation
· Minimum 1.5 cars per 1,000 SF of building in surface and underground structured parking will be provided by landlord.
· Internal building access to the garage will be provided
· Shuttle bus transport will be operated between the building and major transit access points the nearby MBTA Green Line and Red Line at Harvard Square.
Shipping/Receiving/Loading Dock
· Building features two (2) enclosed loading docks with a waste compactor
